What a fantastic Fall it has been so far with the beautiful colors and a plethora of perfect sunny, 70-80 degree days. Our climate truly has one of the best Fall seasons and we hope you have been able to get out and enjoy all our area as to offer. Whether it is hiking or biking on the trails, sitting on the sidelines at a sporting event or just enjoying a bite/beverage on one of our great rooftops.

Halloween is just a couple weeks away and we have included a list of things to do in Boulder. Pictured above is our recent trip to Munson Farms on Valmont for our annual pumpkin patch. We love going there for the experience and to support a fantastic local business. We also went to Anderson Farms last weekend with a group of friends and cooked hot dogs, brats and roasted s'mores out at one of the fire pits.  We have been advised since we moved into four mile creek of how fun and great it is for trick or treating. If you would like to come with us or park close-by, just shoot us a note. We will be hosting some kid and adult fun for everyone! 

The real estate market is still jamming here in Boulder. Whereas we normally see a slowdown historically during this time of year, there has actually been an uptick of inventory. Please see our metrics section below for more market news.

Spooktacular Halloween Activities in Boulder, CO

As the leaves turn to vibrant hues of orange and the air becomes crisp, Boulder comes alive with the spirit of Halloween. Whether you're going for spooky, funny, or creative, you'll find everything you need. The Ritz on Walnut is a must visit if you are looking for a costume here in town.

5. Halloween Movie Nights Keep an eye out for special Halloween movie screenings at local theaters. You can catch classic horror films, family-friendly favorites, and even outdoor screenings in some of Boulder's scenic parks.

6. Ghost Tours and Haunted History Boulder is steeped in history, and its haunted past comes to life through ghost tours and spooky tales. The story for the Boulder real estate market is pretty much the same as last month, flat. Prices are holding (down 0.7% on average), and things are sitting longer (49+ Days on Market*). If we look at the Market Action Index, prices have stabilized and we are still in a "slight" sellers market. If we look at the CAR (Colorado Association or Realtors) stats, we are at 3.4 months supply, indicating a slight buyers market. Either way, we have finally reached a "balanced" market which is a nice change from the past 3 years.

We have noticed a significant rise in new listings over the past month. Newly listed single family homes are up almost 9% and inventory is up 4.4% overall when compared to September of last year. This is a unique jump seasonally and, as such, we are witnessing many opportunistic buyers come out of the woodwork.

At SRE, we are predicting prices will hold for the next 4-6 months and then continue to rise as rates drop next year (somewhere around Q2 2024 hopefully). In the short term, if you are a seller, now is an amazing time to try to list your home before the holidays to see if there are any sellers trying to take advantage of the market. Similarly, if you are a buyer, now is an amazing time if you can afford the higher rate and lock in a low price prior to refinancing in a couple years (the increase in your home's price over the interim should more than offset the premium you pay in financing).
